Your builder starts on 9 November. Working backwards from the trade sequence, two items have lead times longer than the gap between now and the day they are needed, and one of them holds up the roof. Everything else is comfortable if it is ordered in the right week.

Two items already late

Aluminium bifold doors quote an 11 week lead time and are needed in week 6. Rooflights quote 7 weeks and are needed in week 5. Both need ordering this week, and the door choice has to be final before you can.

Five categories are yours to supply, totalling about USD 18,100. Your builder's quote is labour plus the materials marked as theirs, which is why comparing it against a quote that included everything would have made it look expensive.

The spare pack of roof tiles is worth the money. Tiles are made in batches and a replacement in two years will not match. Keep them somewhere dry and remember where.

    Finalise the bifold specification

    Size, colour inside and out, configuration, threshold type, glazing. Five decisions. Nothing else in the build can be ordered late; this one can stop it.

  2. This week

    Order bifolds and rooflights

    Both against confirmed opening sizes from your builder, not from the drawing. Openings on site differ from drawings more often than not.

  3. This week

    Confirm the steel with the engineer

    Your builder has assumed a 203x133. Get that confirmed in writing by whoever did the calculations before ordering.

  4. Week 1

    Agree who orders what, in writing

    Five categories are yours. Confirm with the builder so nothing is ordered twice and nothing is assumed by both sides.

  5. Ongoing

    Order at the week shown, not earlier

    Materials delivered early on a small site get damaged, stolen or in the way. The dates in section 01 are as early as is useful, not as early as possible.
