Diagnostic Visit · from USD 110
Diagnostic, Wednesday, and the honest limit of one hour
Southwark. What a diagnostic buys, what it does not, and the one thing that would change the job entirely.
An hour with Owen Pryce on Wednesday morning to find out what is actually leaking. A diagnostic is not a repair, and clause 02 is honest about what that means for the bill.
Diagnostic visit, Wednesday 7 October, 09:00 to 10:00. Owen Pryce, with a stocked van. On the photographs you sent this is most likely a waste trap or a failed seal, both repairable within the hour for parts. If it is the soil stack behind the units, that is a different job, a different quote and probably a different day.

The visit
What the hour is for
| Included | Detail |
|---|---|
| Finding the fault | Including pulling out the unit base if needed |
| Testing | Pressure and flow where relevant, not guesswork |
| A written finding | What it is, what caused it, what fixing it involves |
| A quote for the repair | Fixed price, valid 30 days |
| A simple repair on the spot | If it is a trap, a seal or a flexi, and there is time |
| Making safe | Isolating anything that should not be left as found |
| Photographs | Before, during and after, sent to you |
| Not included | Why |
|---|---|
| Parts | At cost, shown on the invoice. Usually under USD 30 for this fault |
| A repair needing more than the hour | Quoted, booked separately |
| Anything behind a tiled or boxed wall | Opening it up is a separate decision and a separate job |
| Making good after opening up | Plastering and tiling are not plumbing |
| Anything in the communal stack | Your building's responsibility, see clause 03 |
Honest
Why a diagnostic is sold separately
Plenty of firms quote a repair over the phone from a photograph. That produces one of two outcomes and neither is good for you.
| Approach | What happens |
|---|---|
| Quote a repair from a photograph | Either the quote is padded to cover the unknown, or it is revised upward on the day |
| Quote a diagnostic, then a repair | You pay for an hour, you get a real answer, and the hour comes off the repair |
| Send someone to just have a look, free | Nobody works for nothing. It is in the repair price |
The diagnostic fee is credited in full against any repair booked within 14 days, so for the common outcome you pay the repair price and nothing extra. For the uncommon outcome, you have paid USD 118 to find out that you have a stack problem rather than a sink problem, and that is worth knowing before anyone quotes you.
The stack
If it is not your pipe
| If it is the stack | What you get | What happens next |
|---|---|---|
| Written finding with photographs | Same day | Send it to your managing agent |
| A quote, if the agent instructs us | On request | The agent becomes the customer |
| Your diagnostic fee | Not refunded. The work was done | It is the evidence the agent needs |
| Making safe in the meantime | Included | So it is not worse by Friday |
Regulated
Who gets sent, and why it matters
| Work | Who | Evidence |
|---|---|---|
| Waste, traps, seals, taps, fixtures | Any PipeWorks plumber | Job record and photographs |
| Unvented hot water cylinders | G3 qualified only | Qualification recorded against the job |
| Anything gas, including a boiler | Gas Safe registered engineer only | Registration number on the job sheet |
| Notifiable building work | Registered, with certification | Certificate issued |
| Electrical work beyond isolating | Not us. Referred out | Two names, no commission |
Owen is a plumber and is not Gas Safe registered. If Wednesday's visit touches anything gas, he stops and a registered engineer is sent instead, at no extra dispatch cost to you. A plumbing firm that lets any van do any job is a firm that will eventually send the wrong person to a boiler.
