Baseline at Bull Ring unit 14, and what the schedule should be
Birmingham. Condition recorded, six issues found, and the one that is the landlord's rather than yours.
Two hours on site on 29 September. The unit is in reasonable condition and needs less recurring attention than you were quoted. One of the six findings is a landlord repair and you should not be paying for it, which is in clause 03.
Unit 14 is sound. Three findings are routine and go into the recurring schedule, two are minor works we can ticket now, and the sixth is water ingress at the rear service corridor, which is structural and sits with the centre management under your lease. Raise it with them this week rather than absorbing it.

Finding 1 is the one to act on first. A loaded extract filter above a coffee machine is both a fire risk and the most common reason a food premises inspection goes badly, and it has clearly not been cleaned this year.

This totals about 16 hours a month, which prices at USD 420. The USD 680 a month you were quoted elsewhere assumed a daily deep clean, which a 92 m² unit with a competent opening team does not need. A daily opening check plus a weekly deep clean is the right shape here.
