Everything installed in this room, who fitted it, what it is covered by and what has to be done to it. One room, complete.
A handover is usually a carrier bag of manuals and a phone number that stops working. This is the kitchen written down: every appliance with its serial number, every trade with a contact, every warranty with an expiry, and the four things that are still outstanding.

During the 12 month defects period, every one of these goes through Vellum Build, not direct. Calling a subcontractor directly for a defect can complicate the claim against the main contract.

Two snags are logged and agreed in writing with dates. Nothing on this list prevents use of the room. Both snags should be confirmed as closed in writing rather than just observed, because the defects period record depends on it.
- Keep this file with the deeds. It is the evidence at resale
- Photograph anything that goes wrong before you report it
- Report defects in writing to Vellum before 2 October 2027, not after
- File the digital pack somewhere that is not only on one phone
